“RERA approved projects in Bangalore” is a common search phrase, but “RERA registered” is the more precise description to check. Registration is not a blanket guarantee of title, construction quality, completion or returns. The useful question is whether the current record covers the exact project, phase and home offered to you.

Start a shortlist through the property directory, then verify each offer individually. This article does not certify every listing or label an unverified project compliant merely because a familiar builder appears in its name.

RERA registration and building approvals are different

A project’s regulatory registration and its planning or building permissions answer different questions. A registration number should not be used as a substitute for reviewing the relevant sanctioned plans, ownership documents and other permissions applicable to the property.

Ask the seller to identify the legal project name, promoter, site address and phase. Then connect that information to your proposed tower or unit. A large development may have separate registrations for different phases, even when its marketing uses one umbrella name.

What the Act says, in brief

Section 3 requires registration for projects within its scope before specified marketing and sale activities, and provides exemptions. Section 4 requires 70% of amounts realised from allottees to be deposited in a separate scheduled-bank account for land and construction costs, subject to prescribed controls.

Section 14 addresses plans, consent requirements and qualifying defects notified within five years of possession, with a 30-day rectification provision. Section 18 addresses delay-related remedies. These summaries are not a determination of an individual buyer’s entitlement; the applicable documents, rules and circumstances matter.

A seven-step project-document check

  1. Collect the complete registration reference and legal project name.
  2. Open the official Karnataka RERA portal directly.
  3. Locate the matching project record using the available search service.
  4. Compare promoter, site and registered phase with the offer.
  5. Check the current status and available completion or extension information.
  6. Match the proposed home to that phase’s documents.
  7. Save the record and note when the check was performed.

Portal menus can change, and some searches may need more than a marketing name. If the service is unavailable or the result is ambiguous, leave the check incomplete until the identity is resolved. An unsuccessful search is not proof of either compliance or non-compliance.

What a verification note should contain

A useful note records what was checked, the source and date, the phase covered and anything still unresolved. A green badge without that information does not tell a reader whether the current offer has been compared with the official record.

Keep a copy of the quotation and plan reviewed at the same time. If the offered unit, phase or price changes, revisit the relevant checks. Verification of one apartment offer should not silently become a certification of all future inventory under the same brand.

Compare dates without mixing milestones

A brochure may refer to construction completion, a registration may contain completion information, and an agreement may describe delivery obligations. Identify what each date means before treating them as interchangeable. Ask for an explanation when the dates do not align.

A delay claim also needs careful review of the contract, facts and applicable rules. Avoid relying on a generic promise that every dispute produces the same interest, refund or resolution time. Organise the documents and seek advice relevant to the transaction.

Check plans, areas and specifications

Request the drawing for the exact unit and its revision date. Keep carpet, balcony and other area figures separate. A broad configuration label does not establish the size or layout of the apartment being offered.

Compare the facilities and specifications in the documents with the sales presentation. If a proposed amenity belongs to a later phase or another parcel, ask what access and delivery commitments apply. Do not assume that every attractive feature in an overall image forms part of your agreement.

Questions that deserve a written answer

Ask for clarification if the promoter name differs between documents, the phase is unclear or a number appears to belong to another site. A mismatch should prompt investigation rather than an immediate accusation or an automatic assumption that it is harmless.

Pressure to decide before receiving the relevant papers is another reason to slow down. Request the complete written terms, payment recipient and cancellation provisions. The word “refundable” should be supported by a clear process and conditions.

Ready homes and resale purchases need their own review

The checks needed for a completed home can differ from those for a new launch. Review the documents applicable to occupation, ownership transfer, common areas and services. Ask about maintenance liabilities and any outstanding work affecting the property.

Registration alone does not answer every question in a resale transaction. Have an appropriate professional review the title chain, agreement and other relevant records for the actual home. Do not use a generic online checklist as a complete legal opinion.

RERA approved projects in Bangalore: FAQs

Is every project without a number unlawful?

No such blanket conclusion is appropriate. The Act has a defined scope and exemptions; establish what applies to the property before reaching a conclusion.

Can an agent’s registration replace a project registration?

No. They concern different registrations. Match the project-specific record to the home offered.

Does registration guarantee an on-time handover?

No. It creates regulatory obligations and disclosures, but it is not a guarantee that no delay or dispute will occur.

Are all listings on this website independently verified?

This article makes no such certification. Check the exact project and phase through the official record and supporting documents.
