Arvind SmartSpaces is preparing its next Bengaluru launch — a premium residential project on Sarjapur Main Road, directly opposite the Wipro Corporate Office campus. The project is currently in paid EOI (Expression of Interest) stage, with Karnataka RERA (K-RERA) registration in process. Here’s a news-style breakdown of everything confirmed so far, and what’s still pending.

The Basics: Land, Configuration, Unit Count

The project sits on a 5 to 5.5-acre parcel, planned as a single-tower mid-rise development in a 2B+G+18 format. Arvind SmartSpaces is positioning roughly 440 exclusive 3 and 4 BHK residences here — a deliberate departure from the 30-storey high-rise trend that has dominated most large Sarjapur Road launches in recent years.

For a detailed unit-by-unit breakdown, price sheet, and RERA-verified specifications, see our dedicated project page: Arvind Codename Sarjapur Road — Price, Floor Plan & Review.

Floor Plans on Offer

Five distinct floor plates have been indicated:

3 BHK Entry~1,500 sqft~985 sqft
3 BHK Standard~1,650 sqft~1,080 sqft
3 BHK Premium~1,800 sqft~1,180 sqft
4 BHK~1,900 sqft~1,240 sqft
4 BHK Premium~2,300 sqft~1,510 sqft

*Carpet area estimated at a 65–66% loading ratio typical for Karnataka high-rise projects. Final numbers lock only at K-RERA filing.

Where Things Stand on RERA and EOI

This is the most important point for anyone considering a booking right now: K-RERA registration is pending. The project is in early-access EOI mode under a working codename, with a paid, refundable EOI of ₹2 Lakh. Until the RERA number is published and verified on rera.karnataka.gov.in, the unit count, carpet area definitions, sanctioned plan, and completion date are not yet locked into the regulatory record.

Our take: read the full pros-and-cons breakdown before paying any EOI — see Arvind Sarjapur Road: Honest Review of Pros and Cons.

Why the Location Matters

The single biggest draw is the address itself. The project sits directly across from the Wipro Corporate Office (Doddakannelli, SJP1/SJP2/S5 SEZ towers), with the under-construction Wipro Kodathi campus roughly 3 km away. It also sits inside Sarjapur Road’s broader IT triangle — Outer Ring Road, Electronic City, and Whitefield are all within commuting distance.

There’s a metro angle too: the Sarjapur–Hebbal Phase 3 corridor is in DPR stage, planned to run along Sarjapur Main Road with a station expected within 500m of the project — though this is still a future catalyst, not a delivered one.

For the full locality breakdown — schools, hospitals, malls, and commute times — read our Sarjapur Road Area Guide.

Price Trends on the Corridor

Sarjapur Road currently averages around ₹11,000–₹12,000 per sqft, having appreciated roughly 189% over the past decade, according to corridor-level data. That’s still well below Whitefield’s ₹13,000+, Koramangala’s ₹18,000+, and Indiranagar’s ₹22,000+ — which is the core investment argument being made for the corridor, metro approval aside.

Possession Timeline

Indicative possession is pegged to the 2029–2030 window, assuming a Q1/Q2 FY27 launch and a 42–48 month build cycle for the 2B+G+18 tower. This is not yet a contractual date — that only gets fixed on the sale agreement at booking.

The Developer

Arvind SmartSpaces is the real estate arm of the Arvind Group / Lalbhai Group, headquartered in Ahmedabad and publicly listed. The company has an active East Bengaluru pipeline beyond this project too — including Arvind Forest Trails (villas, Bagalur–Sarjapur Road) and Arvind Bel Air.

What To Do Before Booking

  1. Wait for K-RERA registration to be issued and verify it independently on the Karnataka RERA portal — don’t rely on the developer’s word alone.
  2. Get the cost sheet in writing once the launch event happens; pre-launch EOI pricing is indicative, not final.
  3. Visit a delivered Arvind SmartSpaces project — walk a corridor on a weekday evening, check maintenance and water pressure, and talk to residents if possible.
  4. Compare on carpet-area rate, not super built-up — this neutralises marketing-driven loading factor differences between competing projects.
