Make three separate lists
Separate purchase costs, move-in costs and ongoing costs. This makes it easier to see where your money goes and prevents a one-time payment from being confused with a monthly expense.

Not every item is charged in the same way in every transaction. Ask for written amounts and which items are already included. Get current tax and registration calculations for your transaction instead of using a remembered percentage.
Ask for a dated cost sheet
A useful cost sheet identifies the home or unit type, its area basis, the price and the quote's validity. It should be clear whether optional items have been added. Keep the document when comparing two projects so the comparison can be checked later.
Match payments to available funds
The total amount and the payment dates are different questions. Place the payment schedule beside your savings and lender's proposed disbursements. Ask what happens if a milestone or loan release is later than expected.
A lender's willingness to finance a property does not decide whether its payments are comfortable for your household. Leave room for normal expenses and unexpected needs.
For an investment, include the empty period
You may need to pay maintenance and financing costs before the first tenant moves in. Furnishing can also cost money before it earns any rent. Estimate these separately rather than assuming rental income starts immediately.
A simple message to request details
“Please send the full dated cost sheet for my preferred apartment, identify extra charges and share the payment schedule.” This is more useful than asking only for the lowest price.
