Purva Northern Lights: Choosing a Tower, Floor and Facing

Choose a Northern Lights apartment by comparing orientation, privacy, nearby activity, lift access and quoted premiums on the actual unit plan.

The most suitable apartment at Northern Lights by Puravankara KVN depends on your household’s priorities. There is no single best tower, floor or facing for everyone. Start with the current master plan and a floor plate for the exact apartment, then compare how each option affects daily life.

Choose three priorities before looking at inventory

Write down your three most important requirements, such as bedroom privacy, convenient access to recreation, or keeping the total purchase cost within budget. Rank them. This makes it easier to assess a premium view or higher floor without letting one attractive feature override the needs you started with.

Also record constraints: mobility needs, sensitivity to noise, a home-office requirement, or a preference for a particular orientation. Treat these as household preferences rather than universal rules about property value.

Read facing from the drawing

Ask which part of the apartment a quoted facing describes: the entrance, main balcony or another side. Locate the north arrow and trace the orientation of the rooms you use most. A label alone does not explain where sunlight enters, whether nearby towers create shade, or which rooms overlook active shared spaces.

Check neighbouring blocks and the planned development around the unit. A view shown in a rendering should not be assumed to remain unobstructed unless supported by the relevant documents. Ask for the dimensions and boundaries needed to understand the view.

Compare floor levels through practical questions

  • Lower floors: assess privacy from paths, landscaping and nearby activity rather than assuming all lower homes are alike.
  • Middle floors: check actual sightlines to adjacent buildings and shared spaces.
  • Higher floors: ask about lift arrangements, backup provisions, window specifications and the quoted premium.
  • Any floor: locate service areas, refuse handling and other building functions on the relevant plans.

These are checks to perform, not findings about a particular Northern Lights tower. Inspect what is available and obtain documentary answers for features that cannot yet be observed.

Balance amenity access with nearby activity

A home close to a clubhouse or play area can shorten everyday walking routes. It can also face periods of activity. Review the position of bedroom windows and balconies relative to these spaces, not just the distance from the tower entrance. Our amenities and maintenance guide provides questions about access and operating arrangements.

Compare premiums only after comparing layouts

Request two quotations with the same configuration and a clear explanation of differences. Separate changes caused by area from those caused by floor or preferred location. Then decide whether the specific benefit is worth the additional total cost to you. A premium does not guarantee a matching future resale premium.

Check usable room space with the carpet-area comparison guide, and confirm the phase using our RERA document checklist.

Keep a simple decision record

For each shortlisted unit, record the tower and phase, floor, orientation, total quoted amount, your three priority scores and unanswered questions. Choose only after the important unknowns have been resolved. You can request current plans and availability through the project enquiry section.
