The amenity list at Northern Lights by Puravankara KVN in Bagalur is a useful starting point. The better test is whether the facilities you will use are convenient from the apartment you choose, available when you move in, and affordable to maintain.
What the developer currently advertises
The official Northern Lights campaign page advertises approximately 77% open space and more than 80 amenities, including clubhouse, pool, gym and sports facilities. These are marketing descriptions of the development, not a confirmation that every facility is operational today. Use the current master plan and written specifications to establish what applies to your phase.
Build an ordinary-week shortlist
Write down the activities your household already does. A daily walker may value a continuous shaded route more than an occasional indoor activity. A family with small children may prioritise a nearby play area with seating and a route that avoids vehicle crossings. Someone working shifts may care more about gym opening hours than the number of recreational spaces.
Select five facilities you expect to use weekly. For each, record the route from your tower, any booking requirement, operating hours and possible extra charge. Mark unanswered items as questions rather than assuming access is unrestricted.
Trace the journey from your front door
- Follow the route from lift lobby to clubhouse and outdoor spaces on the plan.
- Identify changes in level, ramps, stairs and vehicle crossings.
- Check where children would wait and where adults could supervise.
- Ask which sections are covered during rain and which have shade.
- Locate service access, delivery areas and visitor entry relative to recreation zones.

Separate maintenance charges from access charges
Ask for the proposed recurring maintenance basis, advance maintenance period, corpus or deposits, and any separately charged services. Request a worked estimate for your apartment, with inclusions and exclusions. A single headline rate is difficult to evaluate if you do not know which area it is multiplied by or what services it covers.
Also ask how charges are expected to work during partial occupancy. Which facilities will be maintained from the first handover? Are any facilities delivered later? Who manages them before the residents’ association takes over? Record the written answers; this guide does not assume a particular arrangement at Northern Lights.
