Purva Northern Lights: Compare Carpet and Saleable Area
Compare Northern Lights apartment quotations using a consistent area basis, a worked example and practical furniture checks for usable space.

When comparing apartments at Purva Northern Lights, Bagalur, do not compare two square-foot prices until you know which area each quotation uses. A larger advertised area does not by itself show how much space you can use inside the home.
Start with the unit’s area statement
Ask for a document listing the carpet area and any separately stated balcony, terrace or other area, alongside the saleable or chargeable area used in the quotation. Keep the units consistent: square metres and square feet should not appear in one comparison column without conversion. Ask the sales team to explain unfamiliar labels in writing.
For the applicable statutory carpet-area definition, refer to the Karnataka RERA portal and governing project documents, and have any contractual ambiguity clarified professionally. This guide focuses on a practical comparison method rather than interpreting your sale agreement.
A worked example of why the basis matters
The following figures are invented for illustration and are not Northern Lights inventory, prices or dimensions. Suppose Apartment A has a total quoted acquisition cost of ₹1.40 crore and a stated carpet area of 800 sq ft. Apartment B costs ₹1.50 crore and has 900 sq ft of stated carpet area.
- Apartment A: ₹14,000,000 ÷ 800 = ₹17,500 per carpet sq ft.
- Apartment B: ₹15,000,000 ÷ 900 = approximately ₹16,667 per carpet sq ft.
Apartment B has the higher purchase price but the lower cost per stated carpet square foot. That does not automatically make it the better purchase: layout, affordability, floor, view and other terms still matter. The calculation simply reveals a comparison that a saleable-area rate may hide.
Make the cost numerator consistent too
If one quote includes charges that the other excludes, even a carpet-area comparison becomes misleading. Use a like-for-like total from the written cost sheets. List excluded amounts beside each offer and resolve them before comparing totals. Read our Purva Northern Lights cost-sheet guide for the categories to check.
Then test whether the rooms work
Two apartments with similar carpet area can function differently. Draw your bed, wardrobe, sofa and dining table to scale on the dimensioned plan. Check circulation with doors open and chairs pulled out. Identify passage space, kitchen working width and the route to the utility area.
- Can a bedroom accommodate both storage and comfortable movement?
- Can the second bedroom serve its intended role without daily rearranging?
- Does the living area have a useful furniture wall?
- Is additional space concentrated where your household needs it?

What should you request before choosing?
Request the exact unit plan, area statement and matching quotation with the same tower and unit reference. If a brochure, sales message and agreement use different figures, ask for a reconciled written explanation. During your site visit, verify that the model apartment represents the layout being quoted.
