Purva Northern Lights RERA: Phase-wise Buyer Checklist

Check the three Purva Northern Lights phase registrations, match your tower to its documents, and organise the questions to resolve before booking.

Before booking at Purva Northern Lights in KIADB Aerospace Park, Bagalur, match the apartment you are considering to its registered phase. A project marketed under one name can have several registrations, and documents for one phase should not be treated as documents for every tower.

The three phase registrations

Puravankara’s revised stock-exchange disclosure dated 13 March 2026 identifies KVN Property Holdings LLP, an associate of Puravankara Limited, as the entity receiving registration certificates for Northern Lights by Puravankara KVN. It lists these registrations:

  • Phase 1: PRM/KA/RERA/1251/309/PR/120326/008523
  • Phase 2: PRM/KA/RERA/1251/309/PR/120326/008524
  • Phase 3: PRM/KA/RERA/1251/309/PR/120326/008525

How to organise your verification

  1. Open the Karnataka RERA portal and search using the complete registration number.
  2. Match the registered project name, promoter and phase to the proposed booking paperwork.
  3. Request a marked plan showing where your tower and apartment sit within that phase.
  4. Save the available registration certificate, approved plans and current progress information with the date you retrieved them.
  5. Compare the completion information in the record with the possession wording in your proposed agreement. Ask for any discrepancy to be explained in writing.

Keep a unit-specific document folder

Use one folder for the exact apartment, labelled with tower, unit and phase. Include the quotation, area statement, floor plan, payment schedule and draft agreement. Keep email clarifications beside the document they explain. This prevents a brochure for one configuration or phase from becoming the basis for a different purchase.

Give an independent property lawyer the actual documents you intend to sign. Ask them to review title and authority to develop, approvals, agreement terms and any unresolved issues. Registration alone is not a substitute for that review and does not guarantee returns or timely delivery.

Questions to resolve before a payment

  • Which registration covers this exact tower?
  • Does the quoted area match the unit’s area statement?
  • Which shared facilities are included, and when are they scheduled to become usable for this phase?
  • What are the written booking, cancellation and refund terms?
  • Who is the named payment recipient, and what receipt will be issued?

Does one possession date cover all three phases?

Do not assume it does. Ask for the current completion and contractual handover details for your registered phase and tower. Keep the reply with your booking documents.
